Upon agreement of the conceptual design between the Tenant and the Tenant Coordinator, the Tenant\u2019s Architect will prepare a set of Preliminary Drawings.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">PRELIMINARY DRAWINGS <\/h3>\n\n\n\n<p>Based on the specified dates in the executed Lease, the Tenant provides to the Tenant Coordinator for review: a. Title sheet b. Site Plan c. Floor Plan d. Reflected ceiling plan e. Interior elevations f. Storefront elevation g. Color board h. Finish schedule i. Fixture plan j. Demolition plan.  <\/p>\n\n\n\n<p>PLEASE NOTE: All drawings are to be scaled and professionally prepared by a state registered Architect. Tenant Coordinator review time is approximately 10 \u2013 15 days if there aren\u2019t any exterior or storefront modifications. Lease review time prevails if necessary.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">PERMITTING <\/h3>\n\n\n\n<p>Depending on the municipality, the Construction Drawings submitted to the City will receive comment. Upon receipt of comments from any jurisdiction having authority: The Tenant sends the Tenant Coordinator a copy of all City \/ County plan check comments. The Tenant\u2019s Architect will then revise the plans incorporating all Haagen Company, City, and other comments from jurisdictions having authority. Once revisions are completed, the Tenant shall resubmit revised plans to Tenant Coordination and all other entities submitted to previously. Permit drawings must be identical to the onsite Landlord approved drawings.<\/p>\n\n\n\n<p>PLEASE NOTE: Each city and municipality have different timelines for the review of tenant improvement projects. It is important to submit plans to the respective municipality as soon as possible to avoid permit delays. The review times can vary significantly based on the specific requirements and current workload of each jurisdiction.  <\/p>\n\n\n\n<p>Permitting timelines can be influenced by a variety of factors including the complexity of the project, the current workload of the reviewing agency, and any required revisions to the plans. It&#8217;s always advisable to maintain open communication with the local authorities to ensure a smooth permitting process.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">SIGN DRAWINGS &amp; PERMITS<\/h3>\n\n\n\n<p>In addition to the general construction drawings, signage requires a separate permit and a distinct set of drawings. These sign drawings must be reviewed and approved by Haagen Company prior to submitting them to the respective municipality for a permit. This process is crucial as signage often has specific design guidelines and zoning requirements that vary by location. Early coordination with Haagen Company and the local authorities is recommended to ensure compliance with all signage regulations and to avoid potential delays in the permitting process.<\/p>\n\n\n\n<p><strong>Tenant shall notify Landlord in writing (the &#8220;Construction Permits Notice&#8221;) promptly upon receipt by Tenant of Tenant&#8217;s Construction Permits.<\/strong><\/p>\n\n\n\n<h3 class=\"wp-block-heading\">SELECTING A GENERAL CONTRACTOR <\/h3>\n\n\n\n<p>The Tenant should select a General Contractor with a California B license, one with experience in commercial construction in the municipality the premises is located in, and one that meets the insurance requirement set forth in the lease. The Tenant may want to bid the work out competitively to more than one General Contractor to ensure fair pricing. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">CONSTRUCTION <\/h3>\n\n\n\n<p>Upon permit issuance and the receipt of the necessary insurance documentation from the selected General Contractor, the following prerequisites must be fulfilled prior to commencing construction:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>General Contractor shall provide required insurance, copy of General Contractor State license, contractor schedule, and sub-contractor list.<\/li>\n\n\n\n<li>Lease must be executed and physical possession given to the Tenant prior to construction. The date of legal possession and delivery is not always the same date of physical possession.<\/li>\n<\/ol>\n\n\n\n<h3 class=\"wp-block-heading\">FINAL PLANS AS-BUILT, OCCUPANCY CERTIFICATE, &amp; COPY OF PERMIT<\/h3>\n\n\n\n<p>Upon completion of Tenants Work, the Tenant is required to submit a digital copy of the final plans as-built, a digital copy of the building permit, and the Occupancy Certificate to Haagen Company.<\/p>\n\n\n\n<p><strong>PLEASE NOTE: Where conflict arises, the Lease supersedes this guideline.<\/strong><\/p>\n\n\n\n<h3 class=\"wp-block-heading\">CONSTRUCTION RULES<\/h3>\n\n\n\n<p><a href=\"https:\/\/haagenco.com\/design\/wp-content\/uploads\/2025\/09\/Highlands-Construction-Rules-and-Regulations-8-11-25.pdf\">Village at East Highlands &#8211;
