
Patio Design Criteria for Haagen Company Shopping Centers
Welcome to Haagen Company’s patio design criteria page. Our outdoor spaces are key components of the overall shopping experience we offer. This guide is designed to help our tenants create inviting, functional, and aesthetically pleasing patios that align with the ambiance of our shopping centers.
Patio Design Philosophy
At Haagen Company, we view our patios as essential spaces for relaxation and enjoyment within our shopping environments. We aim to create outdoor areas that are not only beautiful and comfortable but also reflective of our commitment to quality and community engagement.
Patio design presents a unique opportunity to enhance the customer experience. We encourage the use of metal trellises, canopies, and fixed umbrellas to define the space overhead and create a more intimate atmosphere for patio dining. Decorative railings with planter buffers are essential to delineate exterior seating areas. Additionally, the use of glass windscreens is highly recommended.
For paving, options like integral colored concrete and general stone products that complement adjacent finishes are advisable.
All patios must include integrated electric radiant heaters and lighting to ensure comfort and ambiance. The use of exterior fans is also encouraged to provide relief during warmer months. It’s important that all conduits, connections, and junction boxes are either concealed or attached in a way that minimizes visual impact.
In cases where the patio is covered, fire suppression systems may be necessary. Any fire sprinkler lines, heads, and related devices should be discreetly installed and painted to blend with surrounding surfaces.
All elements of patio design must be submitted to the Landlord for review and approval in both construction document and photo rendering formats. Construction should not commence until the patio design receives Landlord approval.
For patio heating solutions, Tenants are required to use electric heaters exclusively.
Prohibited Patio Materials and Conditions Include:
- Wood trellis systems
- Freestanding awnings or catering tent-type structures
- Visible conduits, wires, junction boxes, fire sprinkler distribution lines, and other utility lines
- Temporary string lights or festoon lighting
- Surface-mounted exposed speakers
- Surface-mounted audio and video equipment
- Surface-mounted security cameras
- Freestanding/movable point of sale stands, bus stations, and bars
- Roll-down vinyl coverings
- Fixtures, furniture, and equipment that are not of first-class condition or commercial-grade quality
- Bug eye type egress lighting
- Exposed anchor bolts
- Chain link railing
- Vinyl covered metal railing
- Unfinished metal railing
- Plastic fence railing
This guidance is designed to ensure that all patio spaces within our properties maintain a high standard of quality, safety, and aesthetic appeal, contributing positively to the overall customer experience.
